What Services Can a Real Estate Notary Public Provide?

A real estate notary provides notarization services to make your transaction possible. Whether you are a buyer or a seller, having an experienced notary walk you through the conveyancing process saves you the hassle of dealing with paperwork and avoids potential hidden fees involved with the title transfer. Conveyancing (property title transferring) is the main service that a real estate notary offers, but the process can differ between a buyer and seller.

Conveyancing for Buyers

Once the contract has been signed, the buyer will inform their realtor and lender that we are representing them. Their realtor will forward us all signed documents that we will review immediately upon receiving them. We then expect to receive mortgage instructions from their lender about two weeks prior to completion, at which time we will be in a position to begin preparing their closing documents. We schedule an appointment to meet with the client about 3-5 days prior to their completion date, at which time they will bring in ID and any other documents that we request of them. These documents can include:

  • A copy of your Contract of Purchase and Sale–we can request this from your real estate agent
  • Mortgage instructions from your lender
  • Two pieces of identification
  • Contact information for your real estate agent, mortgage broker, lender, insurance agent, and strata management company, where applicable
  • The full legal names, occupations, and contact information of any other buyers involved in your transaction

Once completed, our team will perform a series of reviews to ensure no outstanding taxes or fees are associated with the property title. We will then draft transaction papers for your real estate transfer. Our team will explain each of the documents to you so that you are informed before you sign. We also perform an additional review before completing the transaction, monitor the movement of payments, and inform you once the transaction is complete.

Conveyancing for Sellers

One of the most important tasks in a sale is getting the payout statement from their mortgage lender, and paying out their mortgage with the proceeds that we receive from the buyer. When working with sellers, our notary public obtains all of the required documentation from the buyer’s lawyer and reviews them to ensure they match your purchase contract. As with all of our notarizing services, we will always walk you through each of the documents to ensure that you fully understand every aspect before signing. We will also prepare an Authority to Pay document so that we can successfully transfer your sale proceeds to your account once the transaction is completed.
